Special Events Rules & Regulations


Special events on Pensacola Beach (July 4th, Blue Angels) result in a major overload on the availability of parking spaces within the Emerald Dolphin complex.  All parking (except the privately owned garage parking places) will be on a first come first serve basis.

Dual use of the facilities is strictly prohibited. Per FL Statue 718.106(4) “When a unit is leased, a tenant shall have all use rights in the association property and those elements otherwise readily available for use generally by unit owners and the unit owner shall not have such rights except as a guest, unless such rights are waived in writing by the tenant.  

Emerald Dolphin has approximately 63 exterior paved parking spaces, approximately 16 exterior graveled parking spaces and approximately 68 privately owned garage parking spaces.

63 + 16 + 68 = 147 total parking spaces divided by 65 (total number of condos) = 2.26 average number of parking spaces per condo.

The above exercise has been provided to point out the seriousness of the parking problem and to request all owners that when extending invitations to friends, to be considerate of the needs of fellow condo owners.

Once all Emerald Dolphin parking spaces are filled, additional cars will be diverted to find parking elsewhere on the island.  Depending upon arrival time, this may be very difficult or an impossible task.

In addition to limited parking our pool and hot tub occupancy limits are STATE MANDATED.  Our employees and/or Security Guard will be in charge of controlling occupancy.

Pool lounge chairs MAY NOT be reserved by placing a towel or personal items on a chair in advance of your planned arrival to this area.  “TOWELS AND PERSONAL ITEMS DO NOT RESERVE LOUNGE CHAIRS, PEOPLE DO”.  The Security Guard will be instructed to control abusers.

Posted pool and hot tub rules and regulations will be strictly enforced.

PARKING POLICY

  1. On event day all vehicle entry will be controlled by Emerald Dolphin employees and volunteers / security guard.
  2. Owners must have a current year Emerald Dolphin Vehicle Identification sticker (Parking Permit) permanently installed in the interior of the drivers side windshield.  Flashing a hand held ID sticker (Parking Permit) will not be accepted.
  3. Access via the gate key pad and electronic gate openers will be disabled, all vehicles will be stopped and checked for valid entry identification (parking permit) and instructed where to park, space permitting.
  4. Self Rentals and Rental Agents are required to minimize the number of vehicles you authorize on site.
  5. Self Rentals and Rental Agents must provide their rental party with a properly filled out guest pass along with the keys to the rental unit.  Should a self renter or agent require an original guest pass, plan ahead and order one from Linda Watson well in advance of the event.  No guest pass(s) will be held for a renter at the entry gate.
  6. Self Rentals and Rental Agents should advise their rental party to arrive very early.  Once the exterior parking places are filled only owners and renters with a vacant / valid privately owned garage parking space will be admitted on the property.
  7. No parking shall be allowed on any grass or landscaped areas.  Damage incurred by owners and their guest will be the responsibility of the owner.
  8. Each owner, rental agent, self rentals shall be responsible for ensuring that their guest adhere to all parking regulations.
  9. Once parking access is granted, SHOULD ONE DECIDE TO LEAVE that vacated parking space immediately becomes available for the next qualified guest. Should that party return, re-entry will only be allowed after rechecking entry identification and availability of a vacant parking space at the time of return.  No exceptions will be made.
  10. No parking shall be permitted in marked fire lanes, on either side of the garage entrance or exit or in any manner that shall obstruct access to garage, marked parking area, or the parking indents between curbs and sidewalks.
  11. Any duplication of facsimile of the original parking permit will be considered counterfeit and the vehicle will be subject to towing and additional penalties.  Counterfeit permits will be confiscated and original parking permits will be revoked.
  12. Basis Elevator Safety Rules to be followed:
    1. Don’t overload an elevator
    2. Don’t try to leave a moving elevator
    3. Don’t try to force elevator doors open
    4. Don’t jump up and down to try to activate an emergency situation
    5. In an emergency, use call button for help
    6. In case of fire, do not use elevator
    7. Watch your step getting on and off an elevator
    8. Don’t interfere with opening and closing doors.
             VIOLATIONS OF THESE GENERAL AND BASIC RULES WILL RESULT   
             IN FINES AND REIMBURSEMENT OF ACTUAL COST TO REPAIR OR
             REPLACE
